Policy and Procedures

At Better Living, we maintain clear and respectful policies to ensure a safe, clean, and supportive living environment for all residents. By following these guidelines, we create a shared community where everyone can feel at home.

Move-In Requirements

  • Completed application and approval

  • Signed lease agreement (6 or 12 months)

  • First month’s rent and security deposit paid in full

  • Government-issued ID required

  • Proof of income or agency referral

Rent Payment Policy

  • Rent is due by the 5th of each month

  • A 3-day grace period is allowed (through the 8th)

  • A $25 late fee will be added per day starting on the 9th of the month

  • Payments can be made via: CashApp / Check / Money Order / Online Portal

  • Consistent late or non-payment may result in lease termination

House Rules & Conduct

  • No smoking or drug use on the premises

  • No disruptive behavior or excessive noise

  • No overnight guests without prior approval

  • Maintain cleanliness in personal and shared spaces

  • Respect all residents, staff, and property

Prohibited Items & Activities

  • Weapons, illegal substances, or open flames (e.g., candles)

  • Tampering with smoke detectors or security features

  • Unauthorized furniture or appliances (space heaters, hot plates, etc.)

Maintenance & Repairs

  • Report issues immediately using the maintenance request form or contact info

  • Residents are responsible for damage caused by negligence or misuse

  • Routine inspections may be scheduled with notice

Move-Out Procedure

  • A 30-day written notice is required for lease termination

  • Room must be cleaned and returned in original condition

  • Security deposits will be processed within 30 days (minus deductions, if applicable)

  • Keys must be returned on move-out day

​

Screening & Eligibility

  • Applicants must pass a basic background screening

  • Eligibility may be based on income, program participation, or housing need

  • Prior evictions or criminal history may not be disqualifying but must be disclosed

​

Community Agreements

  • All residents agree to uphold our values of dignity, respect, and cooperation

  • We encourage open communication and conflict resolution in a peaceful manner

  • Violations of policies may result in written warnings, fines, or removal from the premises
